planell 3 Planning criteria for the area

The project organises the different parts of the programme according to the following general criteria:

a. Integration of the built-on area with the surrounding natural land and its gently sloping topography.

b. Recuperation of the environmental and social values tied to an urban structure that we often call, in a rather ambiguous way, “Mediterranean village”, as one of the urban examples that has managed well to resolve the man- surroundings relationship.

c. Special attention to the sustainability problems of each building and of the whole area.

d. Flexibility in the implementation of the proposal, to allow for alterations to be made to the type of buildings, depending on the promotion's requirements.

e. Special attention to the urbanisation levels and to the relationship between the village and the surrounding golf courses.

 
planell2 Detailed description of the proposal

General morphology of the village:

In keeping with the guidelines established, to construct a Mediterranean village, the project sets out to bring these basic characteristics into its plan:

- network of small winding roads adapted to the slopes of the topography, with preferential use for pedestrians.

- irregular individual plots with a seemingly arbitrary structure.

- balanced relationship between the urban spaces and built-on areas.

- hierarchy between the buildings, locating the greater density towards the centre.

- emblematic central features (as in the case of the old squares or village churches).

 
planell 6   We do not feel that the integration of this traditional scheme in a contemporary proposal is by any means a contradiction, if it is undertaken avoiding gratuitous picturesqueness and attention is given to the modern aspects found in the structure of these traditional villages. We only need remember the interest some of the great modern architectural masters showed in traditional architecture, as a way of recuperating values in the face of damaging modern architecture. Some examples include: the restoration of popular Catalan and Ibizan architecture by GATPAC members (Catalan architects and technicians in favour of contemporary architecture) and Corbusier himself; Aalto's interest in the tradition of the Karelia houses in Finland; and Carlos Flores' studies on Spanish popular architecture.

Following this model, our project involves a village that follows the traditional morphology of the rural nuclei. It is comprised of two roads which follow the natural slopes of the area of and run parallel to the 10th hole of the North course, and a central square of a size and trapezoidal shape as those in many similar size Catalan villages. The most northerly road is pedestrian, it crosses the square and connects with the second road which is situated on a lower level, by means of alleyways with steps and ramps. This second road, in the centre, is the one that gives vehicular access to the various properties and garages. It is on the southern side of the village and by the 17th and 18th holes of the South course and has connecting alleyways between the islands of houses.

 
planell 7   The islands are laid out as groups of buildings in rows, with either a ground floor and one upper floor or a ground floor and two upper floors, depending on the area. There is an occasional individual building and it is all integrated into communal gardens, encircled by stone walls, creating spaces similar to those in the rural nuclei of the past. These communal areas could be subdivided, depending on the size of the promotions, using shrubs to preserve the unity of the communal external area.

On the square's north side, it is planned to have a single building to establish the volumetric hierarchy with the other civil buildings. This building will act as a transitional point between the village and the 10th hole of the North course. Its actual use will need to be defined according to the requirements established during the promotion. For the purpose of the tender, it is indicatively projected to use it as a social club that would have an external swimming pool, as well as a covered acclimatised one, a fitness area and a covered paddle court. On its south facade, facing the square, it is planned to locate a row of commercial premises that could offer services to the village. On the extreme west of the building and around the uncovered swimming pool, it is planned to have a cafeteria area, from where one can see the 10th hole and the surrounding woods.

 
memoria   The recuperation of this traditional morphology also gives many advantages in relation to the flexibility of the various promotions. As in the past, the plots are only conditioned by their alignment along the road and by the perimeter of its island group.

The internal buildings would only be limited by the maximum amount of building allowed on each island, the maximum anticipated height of a ground floor plus two more floors and the homogenous rules laid out for the entire area.

The volumetric concretion and the type of buildings could be defined in future projects, as the master plan being put up for tender develops. The type and volumetric distribution being proposed is purely indicative and is only one of the many possibilities.

 
Distribution and building typology

The attached plans show the details of activity areas and possible building distribution, according to the model chosen.

The 1000 m2 for commercial use and the sports and leisure facilities are concentrated around the square.

The residential surface area is distributed around the two longitudinal roads. It is proposed to have three building types, which are combinable between themselves and are classified according to their form and not their function:

  • houses with a ground floor and one smaller upper floor, that group together three or four apartments on one level or in a duplex, with a garage in the ground floor.
  • houses with a ground floor and two upper floors of equal size to the previous ones, although they allow for a greater number of apartments (between five and ten) and they have a communal garage.
  • multi-occupancy buildings with a greater number of apartments (10-20), with communal garage and two or three floors.

The anticipated typological variety gives the flexibility required and, at the same time, guarantees an adequate equilibrium between architectural homogeneity and volumetric and formal richness. It must be remembered that this is the main attribute of the traditional rural nuclei, in contrast to the chaos and lack of control of the newly created urbanisations.

In this respect, a possible increase in the build-up area would be advantageous, even if it was to the detriment of the other plots, as it would result in a village more along the lines of the traditional rural nuclei in the regions of La Selva and L’Empordà. A higher concentration is more sustainable and it has less of an effect on the natural landscape.

Regarding the architecture of these buildings and in keeping with the desire to create this homogenous image for the village, we feel that we need to look at some of the examples that have come out of contemporary architecture, where they have been able to combine traditional and modern styles. We will now give some examples which we have taken into consideration when drawing up our proposal. They are as follows:

  • The recuperation of the Cadaqués buildings, undertaken by the American architect Peter Harden in the fifties.
  • The approximation to traditional architecture of the Portugese architect Fernando Tavora.
  • The Coderch single-occupancy houses.

The houses combine one or two sloping roofs with terraces, communal archways situated in rear gardens, garden access from the road through small covered or wooden closed porches, undercover terraces with views of the golf courses and irregular and arbitrarily positioned openings.

Sports facilities:

In keeping with the requirements laid out in the tender document, it is proposed to build a sports complex (swimming pool, paddle court, fitness area) which we believe will complement the new urbanisation. This complex will have a central roll in the golf collective; which means that on an urban level, it needs to take the global building parameters as a point of reference.

The building will have two floors; access from the road with an entrance hall, fitness centre, changing rooms and technical equipment shops, and the floor level with the external area will have the swimming pool, cafeteria and the paddle court. This level also connects directly to the square by means of a stairway and to the village's access road next to the 10th hole.

The commercial premises are located on the ground floor of the sports complex and a porch connects them to the southern side of the square. One option would be to put a patio or garden area here, as it would be a good place for a restaurant with an external terrace, as it would have both sun from the patio and shade from the square. The shopping area requested is complemented by the complex's cafeteria.
